The lease is crafted by attorneys. The only section added by Landlord is on page 6. Please carefully review that section and let me know if you have any questions. Most of these terms are incidents/lessons created by my previous tenants. So I want to be specific to avoid future unpleasant costs for both parties. Thanks.
CHARGES & PAYMENTS
In Turbo Tenant, select Payments. In Overview Tab A similar screen like the Left image will be brought up.
When Tenant PAY, click RECORD PAYMENT to apply payment to Rent, Utilities, or Movein Deposit.
To apply payment, a Charge needs to be created first. Click "CREATE CHARGE". Then create a 1-time payment (pro-rated, deposit), OR repeat monthly payment (rent, utilities)
Click PAST DUE shows who is paying late
Click PAID show who already paid
Show detailed payment breakdown of the selected/specific lease:
Payment categories
Dollar amount paid (and due date)
To view what is charged for that specific lease:
Rent?
Late Fee?
Deposit?
Utility?
NSF? Other
To quickly view charge status for a specific lease
Past Due
Unpaid (not due yet)
Paid
Filter payment report by selecting a specific period:
This Month
Last Month
Year to Date
Last year, Custom....
Select TENANT (Navigation Menu) to bring up Active Tenants screen on the left
ADD New Tenant by Add New (upper right)
1st column shows tenant Name & when (if) they last login
Click on the Phone # to Message (text) tenant
Click on the Address to view the Lease
Filter Tenant by Rentals/Property
Rate tenant quality by select "Evaluation" Filter
CREATE LEASE. Need to know:
Tenant: Phone, Email, Prior Address, Copy of ID. Run Credit, Background Check
Occupants Name, Age, Contact info. All tenants over 18 yrs old need credit & background check
After Lease/Addendum is created, you can email it to all parties to eSign.
Tenants sign First.
Landlord Sign last AFTER receives deposit
If changes are made after email, the signing process starts all over again.
ADD NEW Lead (upper right)
Rating Lead Quality with EVALUATION
Action Menu: Edit Lead info, Invite to Apply with Screening report, Message Lead, Invite to Showing/Tour, Archive
MESSAGE
Add 3 tour time a day (more or weekend) by select a day, plus 3@ 15min time slot.
Invite prospect to self-book tour time
Give instructions to get key or code for self-tour
Follow up with Post-Tour message for application or feedback.
Select MAINTENANCE on navigation menu
Select "All Status" TAB and narrow down repair status by: New, In Progress, Resolved...
The STAR is reserved for URGENT issue
If you have many open Repair Request, narrow down report by select a specific Rentals/Property
Zillow - Prospect, Leases
Lease ZILLOW:

Contact info Tenant/Landlord on page 13
